San Antonio roofs fail from the top down. Sunlight breaks down asphalt. Heat bakes the attic. Then hail finishes the job. Standing-seam metal handles all three better than shingles do. A light finish reflects much of the sun's heat, the panels have no granules to lose, and a heavier gauge shrugs off hail that would bruise a shingle.
It costs more up front, often about twice an asphalt roof. It also tends to last two or three times as long. Whether that trade is worth it depends on how long you plan to own the house. We will do that arithmetic with you, on paper.
What standing seam means
The panels run from ridge to eave, with raised seams that lock together. The fasteners sit under the seams, out of the weather.
Exposed-fastener metal, the kind on barns, is cheaper, and fine on a barn. On a house, those screws and their rubber washers turn into a maintenance schedule in about 15 years.
Gauge, finish and noise
- Gauge. We install 24-gauge steel as standard. Thinner panels dent more easily and cost less for a reason.
- Finish. Painted finishes come in a wide range of colors. Lighter colors reflect more heat. Your HOA may have opinions.
- Noise. Over a solid deck and underlayment, a metal roof in the rain sounds about like a shingle roof. The famous tin-roof sound comes from panels on open framing.
Hail
No roof is hail-proof. Large hail can dent metal. Dents are often cosmetic, and some insurers offer a lower premium on policies that exclude cosmetic damage to metal roofs. Read that line in your policy before you choose, or ask us and we will show you where to look.
The install
A metal roof takes longer than shingles: three to five days on a typical home. Panels are measured and formed for your roof. Flashing is bent to fit each wall and chimney instead of being pieced together from stock parts. The result looks like it was designed with the house, which is the point.
Is it right for you?
If you plan to stay ten years or more, if the roof gets full afternoon sun, or if you are tired of meeting adjusters, it is worth pricing. If you plan to sell in three years, a good shingle roof is the better use of the money. We will say so.
