Repair or replace? Start with the photos

The most expensive mistake in roofing is replacing a roof that needed a repair. The second most expensive is repairing one that needed replacing, three times. The inspection exists to keep you out of both.

A roof under 15 years old with damage in one place is a repair. A roof past 20 that leaks in three places is a replacement you are paying to postpone. Between those, we show you the photos and the price of each, and you decide. The reasoning goes in writing, so you can show it to the brother-in-law who knows roofs.

One crew, one estimate, one warranty

Our crews are ours. The person who inspects your roof writes the estimate, and the crew lead who installs it is named in a text the day before. If something goes wrong in year six, you call the same number and reach someone who can find your file.

About the prices on this site

Every price here is illustrative, because this is a demonstration and the company is fictional. On a real roofer's site, these would be ranges the owner is willing to be held to. We think every roofer should publish them. Most do not, for reasons you can probably guess.

How a job runs

    Inspection

    A person on the roof, photos of every slope, a written report within a business day. Free. If the roof needs nothing, the report says so.

  2. 2

    Estimate

    Itemized: material, tear-off, a decking allowance, flashing, ventilation, permits and disposal. Good for 30 days. Shop it around.

  3. 3

    Insurance help

    For storm damage: the photo report for your claim, a meeting with the adjuster if you want one, and their scope compared with ours, line by line. The insurer decides.

  4. 4

    Install

    Tarps over the landscaping at 7 a.m. Tear-off and dry-in the same day, so the house is never open overnight. Most homes take one or two days.

    Cleanup

    A magnetic sweep of the yard, the driveway and the beds. The old roof leaves in our trailer, not in your trash can.

  6. 6

    Warranty

    Ten years on our workmanship for a replacement, two on a repair, in writing, on top of the manufacturer's. Photos of the finished roof for your files.

Do you do gutters, siding or windows?

No. We do roofs, and we do them all day. If your gutters need replacing, we will tell you and give you the names of two companies we would hire ourselves.

How soon can you inspect my roof?

Usually within two or three business days, and the live calendar shows the real openings. After a big hail day the line gets longer; Roof Care Club members go to the front of it.

Do you work on commercial buildings?

Yes. Flat and TPO roofs on warehouses, retail and offices, scheduled around your hours. Commercial work starts with a site survey and a written proposal rather than the online calendar.

Which roof lasts longest in San Antonio?

Standing-seam metal and tile, by a wide margin, at a higher price. Asphalt shingles typically last 15 to 25 years here. The right answer depends on how long you plan to own the house, and we will do that arithmetic with you on paper.

Do you charge for estimates?

No. The inspection and the itemized estimate are free for homeowners. Commercial surveys that need core samples are quoted before we cut anything.
